Terms of Service

1. Agreement to Terms

MRX Inspections is owned and operated by Mason Xanders ("I", "me", or "my"). By engaging me for a home inspection, you ("Client", "you", or "your") agree to be bound by these Terms of Service.

2. Services Provided

I provide professional home inspection services across Northwest Arkansas and surrounding communities, including residential buyer home inspections, pre-listing inspections, homeowner maintenance inspections, crawlspace and foundation evaluations, thermal imaging and energy-efficiency assessments, inspection report consultations, mobile and manufactured home inspections, limited-scope rental condition and systems assessments, new construction inspections, and annual home maintenance reviews.

• My inspections are visual examinations of readily accessible areas and systems
• Inspections are non-invasive and do not involve destructive testing
• Reports reflect the conditions observed on the day of the inspection
• I do not guarantee the future condition or performance of any system or component

3. Independence and No Repair Sales

I do not sell repairs. I do not perform or subcontract encapsulation, piering, drainage, roofing, or remediation work, and I hold no referral arrangement with any company that does. My crawlspace and foundation evaluations in particular are fully independent, so nothing in my findings is influenced by what a repair contract would be worth.

4. Scheduling and Payment

Scheduling: Inspections are scheduled in advance and are subject to availability. Call or text (479) 370-0979 to arrange one.

Fees: The fee is quoted for your specific property before the inspection is scheduled and is confirmed with you in advance.

Payment: Payment is due at the time of inspection unless we agree otherwise in advance. I accept Visa, Mastercard, American Express, Discover, PayPal, cash, check, and CashApp.

Cancellation: Please give at least 24 hours notice if you need to cancel or reschedule.

5. Client Responsibilities

• Ensure the property is accessible and the utilities are turned on
• Provide safe access to all areas to be inspected, including attics and crawlspaces
• Tell me about any known defects or concerns before the inspection
• Remove obstacles that would prevent access to areas, panels, or systems
• Secure or remove pets for the duration of the inspection

6. Limitations of the Inspection

A home inspection has inherent limits. I do not inspect:

• Areas that are not readily accessible or visible
• Systems or components that are shut down or not functioning at the time of inspection
• Underground utilities or systems
• Anything requiring destructive measures to access
• Cosmetic conditions or aesthetic preferences

Where a condition falls outside what a visual inspection can determine, I will say so in the report and recommend evaluation by the appropriate specialist.

7. Inspection Reports

I deliver a written report promptly after the inspection is complete. Reports are provided digitally and are for the exclusive use of the client who engaged me.

Reports may not be transferred, assigned, or provided to third parties without my written consent. Report follow-up by phone is included at no additional charge.

8. Limitation of Liability

My liability is limited to the fee paid for the inspection.

I am not responsible for the cost of repair or replacement of unreported defects or deficiencies, whether current or arising in the future.

9. Recommendations

I may recommend further evaluation by a qualified specialist for specific concerns. It is your responsibility to follow up on those recommendations before completing a real estate transaction.

10. Governing Law

These terms are governed by the laws of the State of Arkansas. Any disputes shall be resolved in the courts of Arkansas.

11. Licensing

MRX Inspections is owned and operated by Mason Xanders, a licensed Arkansas home inspector with more than 20 years of hands-on experience across residential construction, roofing, foundations, crawlspaces, remodeling, production, and operations.
