The Case for an Annual Review
Nearly every expensive repair started as an inexpensive one that nobody saw. Failed caulk becomes rot. A clogged gutter becomes a foundation problem. A slow drip under a sink becomes a floor replacement. A yearly review catches those while they are still a Saturday afternoon.
What I Review
Roof covering, flashings, and drainage. Gutters, downspouts, and discharge. Grading and site drainage. Foundation and crawlspace condition. Exterior envelope, caulking, and paint. Decks, steps, and railings. Water heater and HVAC condition and service needs. Plumbing fixtures and visible supply and drain lines. Electrical panel and safety devices. Attic insulation and ventilation.
The Deliverable
A short, prioritized maintenance list covering what to do now, what to do this year, and what to watch, rather than an undifferentiated wall of findings. Year over year, it becomes a record of how the house is holding up.
