What I Inspect

The roof and its coverings, flashings, and drainage. The foundation, framing, and crawlspace or basement. Grading and drainage around the structure. Electrical service, panel, and accessible wiring and devices. Plumbing supply, drains, fixtures, and water heater. Heating and cooling equipment and distribution. Attic insulation and ventilation. Windows, doors, walls, ceilings, and floors. Decks, porches, garages, and the exterior envelope.

Why It Matters

I spent more than 20 years in residential construction, building homes, managing residential projects, and overseeing roofing and foundation work. That is why I look at how systems interact rather than cataloguing individual defects. A stain on a ceiling, a soft spot in a floor, and a grading problem outside are often one story, and I write the report that way.
