Many crawlspace and foundation evaluations in this market are performed by companies that also sell encapsulation, piering, or drainage work. I do not sell repairs. The evaluation is the entire product, which means nothing rides on the answer being alarming.
What I Evaluate
• Foundation walls, piers, and footings where visible • Framing, girders, joists, and sill plates • Moisture conditions, standing water, and vapor barrier condition • Ventilation and airflow • Signs of settlement, movement, or prior repair • Grading, downspout discharge, and the drainage feeding the problem from outside • Wood-destroying conditions and rot where observed
Reading the Findings
Not all cracks mean the same thing, and not all moisture means the same thing. My report separates conditions that are cosmetic from conditions that need monitoring and conditions that warrant a structural engineer or a contractor, and says plainly which is which.
