Why Sellers Order One

The inspection that happens after you are under contract arrives with a deadline attached and a buyer reading over your shoulder. The same information, three weeks earlier, is just information. You get to choose which items to address, get your own contractor quotes on your own timeline, and go to market without a surprise waiting in week two.

What I Cover

The same scope as a buyer's inspection: roof, structure, foundation, crawlspace, electrical, plumbing, HVAC, exterior, interior, and site drainage. The difference is timing and audience. I write the report for the person who owns the house and is deciding what to do next.

Working With Your Agent

You can share the report with your listing agent and, if you choose, with prospective buyers. I am available to walk through the findings with either of you so nothing gets misread as bigger than it is.
