Homeowners who have been in the house a few years and want an informed baseline. People who just inherited a property. Anyone who has noticed something, whether it is a door that sticks, a musty smell in the crawlspace, or a spot on the ceiling, and wants it looked at by someone who is not trying to sell a repair.

What It Covers

Full residential scope, with emphasis on the systems that quietly age: roof estimated age, condition and signs of deterioration, foundation and crawlspace conditions, drainage and grading, water heater and HVAC age and condition, and the small envelope failures that turn into large ones if left alone.

What Comes Out of It

A written report and a prioritized sense of what matters now, what matters within a couple of years, and what is simply worth keeping an eye on. That distinction is most of the value.
