Residential Buyer Home Inspections

A full inspection of the home you are buying. Structure, roof, foundation, crawlspace, electrical, plumbing, HVAC, and the rest, reported clearly so you know what you are stepping into.

What I Inspect

The roof and its coverings, flashings, and drainage. The foundation, framing, and crawlspace or basement. Grading and drainage around the structure. Electrical service, panel, and accessible wiring and devices. Plumbing supply, drains, fixtures, and water heater. Heating and cooling equipment and distribution. Attic insulation and ventilation. Windows, doors, walls, ceilings, and floors. Decks, porches, garages, and the exterior envelope.

Why It Matters

I spent more than 20 years in residential construction, building homes, managing residential projects, and overseeing roofing and foundation work. That is why I look at how systems interact rather than cataloguing individual defects. A stain on a ceiling, a soft spot in a floor, and a grading problem outside are often one story, and I write the report that way.

What You Get

A clear written report with photos and a plain recommendation on each finding. I describe items in terms of what they are, what they affect, and what a reasonable next step looks like, without inflating routine maintenance into an emergency. Pre-Listing Inspections

Find out what a buyer’s inspector will find before your home goes on the market, so you can decide what to fix, what to disclose, and what to price around.

Why Sellers Order One

The inspection that happens after you are under contract arrives with a deadline attached and a buyer reading over your shoulder. The same information, three weeks earlier, is just information. You get to choose which items to address, get your own contractor quotes on your own timeline, and go to market without a surprise waiting in week two.

What I Cover

The same scope as a buyer's inspection: roof, structure, foundation, crawlspace, electrical, plumbing, HVAC, exterior, interior, and site drainage. The difference is timing and audience. I write the report for the person who owns the house and is deciding what to do next.

Working With Your Agent

You can share the report with your listing agent and, if you choose, with prospective buyers. I am available to walk through the findings with either of you so nothing gets misread as bigger than it is.

Crawlspace and Foundation Evaluations

Crawlspace and Foundation Evaluations

An independent evaluation of the crawlspace and foundation from someone who has overseen foundation work, with no repair contract attached to the findings.

Independent Means Independent

Many crawlspace and foundation evaluations in this market are performed by companies that also sell encapsulation, piering, or drainage work. I do not sell repairs. The evaluation is the entire product, which means nothing rides on the answer being alarming.

What I Evaluate

• Foundation walls, piers, and footings where visible • Framing, girders, joists, and sill plates • Moisture conditions, standing water, and vapor barrier condition • Ventilation and airflow • Signs of settlement, movement, or prior repair • Grading, downspout discharge, and the drainage feeding the problem from outside • Wood-destroying conditions and rot where observed

Reading the Findings

Not all cracks mean the same thing, and not all moisture means the same thing. My report separates conditions that are cosmetic from conditions that need monitoring and conditions that warrant a structural engineer or a contractor, and says plainly which is which.

Homeowner Maintenance Inspections

Homeowner Maintenance Inspections

You are not buying or selling. You just want to know how your house is doing. A full look at the home you already own, with a practical maintenance picture at the end.

Who This Is For

Homeowners who have been in the house a few years and want an informed baseline. People who just inherited a property. Anyone who has noticed something, whether it is a door that sticks, a musty smell in the crawlspace, or a spot on the ceiling, and wants it looked at by someone who is not trying to sell a repair.

What It Covers

Full residential scope, with emphasis on the systems that quietly age: roof estimated age, condition and signs of deterioration, foundation and crawlspace conditions, drainage and grading, water heater and HVAC age and condition, and the small envelope failures that turn into large ones if left alone.

What Comes Out of It

A written report and a prioritized sense of what matters now, what matters within a couple of years, and what is simply worth keeping an eye on. That distinction is most of the value.

Thermal Imaging and Energy-Efficiency Assessments

Thermal Imaging and Energy-Efficiency Assessments

Infrared scanning can identify temperature patterns that may indicate missing insulation, air leakage, moisture conditions or electrical components operating abnormally. Findings are interpreted alongside visible conditions and other inspection tools.

What Thermal Imaging Can Show

An infrared camera reads surface temperature. It does not see through walls. What it can show is where temperature differences suggest something behind the finish: insulation that may have slumped or was never installed, air moving through the envelope where it should not, moisture cooling a surface by evaporation, or electrical connections generating heat under load. A temperature pattern is a starting point, not a conclusion, so I check it against what is visible and accessible before it becomes a finding.

Where It Earns Its Keep

• Exterior walls and ceilings for insulation gaps and thermal bridging • Around windows, doors, and penetrations for air leakage • Ceilings and walls below bathrooms and roofs for active moisture • Electrical panels and circuits for connections running hot • Ductwork and registers for distribution problems

The Energy Side

Beyond individual findings, the scan builds a picture of where the house is likely losing conditioned air and why the utility bill looks the way it does. I tie what I observe to practical improvements rather than a generic efficiency checklist.

New Construction Inspections

New Construction Inspections

A new house is not automatically a finished house. An independent inspection before closing, from someone who spent years building them.

Why New Homes Get Inspected

Municipal inspections generally review specific construction stages for applicable code requirements. They are not a substitute for an independent condition and workmanship inspection performed for the buyer. New homes routinely go to closing with missing insulation, unsealed penetrations, drainage that pushes water at the foundation, incomplete flashing, and finish work that was rushed at the end of the schedule.

My Background on New Builds

I built homes and managed residential construction projects for years before I started inspecting them. I know which stages get compressed when a schedule slips and which items tend to be signed off without being looked at closely. That is where I focus on a new build.

Timing

Pre-closing is the most common, while the builder still has an obligation and you still have leverage. An eleventh-month review before the first-year warranty expires is the other natural point. I can schedule either.
